Plumstead & Broadwater

The Plumstead & Broadwater Dock development, now known as West Thamesmead Gateway, will see the transformation of unused and industrial land into a residential led mixed-use scheme including 1,300 new homes, along with retail, office space and a new fire station. It forms part of an ambitious plan by The Peabody Group, working in conjunction with Bexley and Greenwich Borough Councils to transform the town of Thamesmead, creating up to 3,000 new residential units, commercial space, and significantly improving the area’s public spaces and transport infrastructure.

We worked closely with architects LDS to develop a major masterplan for the site through to planning. The land offered a number of physical constraints, including land contamination, flood risk, and existing utilities and road infrastructure. This resulted in an intensified demand for ground floor uses, requiring us to collaborate closely with Peabody, LDS and the design team to deliver an advanced concept for a detailed planning submission.
