Presiding over one of the most famous squares in the UK, LSQ London retains the building’s historic Portland limestone façade.

The mixed-use redevelopment comprises 3,000 sq m of retail space over the basement, ground and first level floors and 8,600 sq m of commercial office space on floors 2-8.

Completed in 2016, Hilson Moran was initially appointed to explore multiple options for the redevelopment and support a planning submission. We subsequently provided a multi-disciplinary design service and construction monitoring support, along with assisting developers CORE with tenant liaisons.

The commercial offices systems were designed to be flexible, allowing for single or multiple tenant occupancy: This included the ability to accommodate subdivision, allowing a two-way tenancy split per floor with a mechanical services strategy which enabled each office floor to be mechanically ventilated from the façade. The retail units were designed to shell only, with systems independent from those supporting the offices.

Our design also incorporated a number of energy efficient and sustainable features including air source heat pump heating and cooling, heat recovery, LED light fittings, centralised gas fired hot water along with allowing for photovoltaics on the roof.
