As the built environment transitions towards a low-carbon economy, asset owners and managers face increasing pressure to decarbonise portfolios, improve operational performance and respond to evolving regulatory requirements.
Hilson Moran’s Asset Performance team helps clients understand how their buildings truly operate, identify where investment will deliver the greatest impact, and develop practical pathways to net zero that protect asset value. Whether responding to MEES requirements, investor expectations or corporate sustainability commitments, we provide evidence-based strategies that reduce operational carbon, improve performance and support long-term resilience.
Drawing on decades of experience across both new-build and existing assets, we combine engineering expertise, operational insight and commercial understanding to unlock value across entire property portfolios.
Our approach is data-led, collaborative and focused on outcomes. By integrating four interconnected dimensions, we create decarbonisation and asset improvement strategies that are technically robust, commercially viable and aligned with wider portfolio objectives.
We bring together all stakeholders involved in the performance of a building, from operators and facilities teams to asset managers, developers and design teams. This collaborative approach ensures that recommendations are practical, achievable and supported by those responsible for delivering long-term performance improvements.
We begin by understanding how assets perform in operation, not simply how they were designed to perform.
Our process starts on site. From day one, our specialists undertake detailed energy and building performance audits, working directly with the teams responsible for operating the building. By combining operational insight with analysis of energy data, building management systems, controls and monitoring infrastructure, we establish a clear picture of real-world performance.
This evidence base allows us to identify inefficiencies, uncover opportunities and develop targeted improvement roadmaps that reflect both technical requirements and operational realities.
Technology alone cannot deliver high-performing buildings.
Lasting improvements depend on how facilities teams, occupiers and building users interact with building systems every day. We work closely with stakeholders to identify behavioural barriers, improve engagement and embed operational practices that support long-term performance and energy reduction.
Building services infrastructure plays a critical role in achieving operational efficiency and net zero targets.
Our engineers assess HVAC systems, lighting, controls, renewable energy technologies and maintenance strategies to develop practical, phased interventions that reduce carbon emissions, improve efficiency and extend asset life while minimising disruption to operations.
As regulations tighten and investor scrutiny increases, poorly performing buildings face growing financial and compliance risks.
We benchmark assets against recognised frameworks including NABERS UK, CRREM and relevant regulatory requirements to assess exposure, identify opportunities and prioritise investment. Our insights help clients protect asset value, strengthen ESG performance and futureproof portfolios against emerging risks.
Hilson Moran became involved with YY during its major refurbishment, helping deliver ambitious sustainability targets including BREEAM Outstanding and a 4.5-star NABERS UK rating.
Today, we work closely with Quadrant to monitor, meter and review the building’s energy performance. While the building is not yet fully occupied, we are working alongside the facilities team to understand how the systems operate in practice and identify where performance differs from the energy model. This collaborative approach helps drive ongoing energy reduction and supports the achievement, and future improvement, of the building’s NABERS rating.
