K&L Gates, One New Change

Washington DC based architects Lehman Smith Mcleish designed the fit out of 150,000 sq ft of space at One New Change for international US law firm K&L Gates, working closely with us to create an award winning project. The fit out comprises extensive cellular and open plan offices along with staff restaurants, private dining, kitchens, conference facilities (including a 180 seat multi-purpose room), training rooms and a computer room.

Part of the project’s success was close collaboration with the architects to make creative use of the building’s challenging structure and geometry. This allowed the design team to identify opportunities and work with the developer to modify the base building to deliver an extremely high quality fit out. This also enabled floor space deemed ‘unusable’ at the outset to be brought into use, maximising the occupational NIA and ultimately providing the client with usable working environments at a much lower rental cost.
