Construction of 20 & 22 Ropemaker is confirmed

With design now completed, building contract signed and an anchor tenant secured Hilson Moran are delighted that construction of the development is now underway to build 20 & 22 Ropemaker creating 450,000 ft² Grade A BREEAM “Outstanding” and WELL Platinum office project, with 10,000 ft² of premium retail space and over 20,000 ft² of external terraces.

Located just to the north of the new Crossrail entrance at Moorgate Station the scheme has three central themes: – the wellness of occupants, the connectivity of spaces and the creation of a community of businesses. Over 75% of occupants will have access to external space via either a balcony or one of the building’s five spectacular roof terraces.

The stepped building form responds to the townscape and creates a series of extensive roof terraces which give employees easy access to gardens, sunshine and fresh air. A glazed accommodation staircase and opening windows with uninterrupted views bring natural light into both the work and circulation spaces, whilst encouraging the interconnection of floors and promoting collaboration and healthy living amongst the occupiers.

Appointed as Environmental Building Services, Sustainability, VT, Fire, Security and Acoustic consultants Hilson Moran, in collaboration with the client and professional team, truly embraced sustainable design from the outset, pushing boundaries in many aspects which no doubt helped to secure its first major tenant.

A 50% reduction in best practice water consumption, recovery & recycling systems, exemplar operating energy performance, a circular economy approach in selecting materials, designing out waste and embodied carbon analysis all contribute to a significant reduction and mitigation in overall environmental impact.

Consideration and mitigation of climate change risk have been incorporated into various aspects including façade performance, drainage systems enhanced capacity, site wide ecology, reduction of noise and light pollution which have all been cleverly integrated in to the buildings outstanding design features.

As a testament to the buildings credentials leading international Law Firm Linklaters has chosen 20 Ropemaker for its new Global London Headquarters and terms have been agreed for a pre-letting of over 300,000 ft² as it moves from its current office in Silk Street, its location for the past 30 years.
